Overview Introduction

Objectives:

    Our goal to achieve success is based on two requirements. Firstly, find the right property and secondly, convert that property from a non-performer to a top performer.

Finding the right property:

    Location: Since location is the primary ingredient to finding the right property it is extremely important to look in the right area of the country and city. Our firm believes that the Ottawa region offers the most exciting potential in Canada for real estate returns to investors. As far as knowing the city, Frank McDonald, who is a partner in Frank McDonald Property Management Inc. was born and raised in the Ottawa area and has over 25 years of real estate experience directly in the Ottawa area.

    Upside on the property: Once the city is dissected to target the preferred areas of the city, the properties within these areas must be diagnosed to determine their estimated levels of "upside" or "untapped potential". This is a talent, which one truly must be born with. The ability to look at the invisible and to use that vision to determine how things can and should be improved. Our firm has a proven track record of being able to do this. Our performance speaks for itself.

Making the property perform

    A comprehensive "battle plan" is formulated and customized according to the specific needs of the individual property. This cost-effective plan, addresses all points of attack with a goal and time frame toward:

    Our firm manages a property like a manufacturing plant. Our own unique operating systems and controls are instituted in each property that creates maximum control and accountability by the staff. As well, all costs are centrally monitored to ensure that all expenses including utility costs are in line with industry standards and our corporate expectations.
 
Supervision and control of large capital projects:
    Our firm has invaluable experience in supervising and controlling the costs of large projects such as environmental clean ups, underground parking and balcony repair work.

Reporting and accounting:

    Our firm offers all investors full accounting and reporting on a monthly basis. We also offer real time, on line reporting to all investors who don't want to wait a month before knowing how their property is performing. At a touch of a button, our investors can access information such as the outstanding vacancies and turnovers, work orders in progress and all other information that they require.
